APPLICATION INFORMATION
 
PLEASE BE AWARE, PRIOR TO FILLING OUT AN APPLICATION, WE DO NOT HOLD PROPERTIES FOR MORE THAN 2-3 WEEKS AND ALL MONIES OWED, SECURITY DEPOSIT, ONE (1) FULL MONTH'S RENT OR PRO-RATED RENT (DEPENDING ON MOVE-IN DATE), TENANT BENEFIT PACKAGE AND PET FEES (IF REQUIRED) MUST BE PAID WITHIN 24-48 HOURS UPON APPLICATION APPROVAL. YOU MUST HAVE EITHER A VALID "SS#" OR A "TAX ITIN NUMBER" TO BE APPROVED FOR ANY OF OUR PROPERTIES.

FOR ALL PETS (INCLUDING SERVICE AND EMOTIONAL SUPPORT ANIMALS), THERE IS A SECTION THAT MUST BE FILLED OUT WHEN YOU ARE COMPLETING AN APPLICATION AND ALL DOCUMENTATION REQUIRED MUST BE UPLOADED ABOUT THE PET FOR APPLICATION TO BE CONSIDERED COMPLETE. THERE IS AN EXTRA $25.00 CHARGE FOR PET VERIFICATION. THIS IS NONNEGOTIABLE.

PLEASE NOTE: IF YOU DO NOT HAVE ANY VERIFIABLE RENTAL HISTORY, THEN YOU WILL BE SUBJECT TO A DOUBLE SECURITY DEPOSIT.

Credit, Criminal and Civil Records Will Be Checked, As Well As Employers And Past Landlords. Must have at least two (2) years of verifiable rental history.

If You Have A Judgement Against You For Non-Payment Of Rent; Have Been File On For Eviction From A Previous Rental Unit; Owe Monies To A Previous Landlord For Damages, Rent Owed, Etc; Have A Disqualifying Criminal Record Or Disqualifying Credit Record. Rental Reports must be completed for anyone 18 years of age or older for Applicants or Occupants. If you know a Negative report is probable, or you CANNOT pay all Monies Owed withing 24-48 hours upon application approval,  "DO NOT" apply. All application fees are NON-REFUNDABLE.


Application Fees are as follows:

$55.00 + Convenience Fee per Applicant (One person on application).

$55.00 + Convenience Fee per Applicant (Which includes spouse, co-signer or roomate. 

If second (2nd) Applicant or Occupant is not a Spouse, You must complete a second (2nd) seperate application. This includes anyone 18 years of age and over.

D&K Property Management requires a property to be viewed and inspected thoroughly, prior to, the acceptance of an application.

After viewing the property thoroughly, if a prospective applicant requests repairs, alterations, painting, cleaning, ect., to be made, as a condition of acceptance of the property, a written request listing all such repairs MUST BE SUBMITTED IN WRITING to D&K Property Management. D&K Property Management does not own any of the properties for rent, therefore, the propspective applicant’s request must be submitted to the owner of the property for approval, or, denial.

The prospective applicant will be provided, IN WRITING, those items the owner of the property has agreed to complete and repair, including a time frame for completion. D&K Property Management will not guarantee a timely response from an owner considering the repair request, or, even if a response will be received. D&K Property Management WILL NOT hold properties, from other applications being submitted, waiting for a response from an owner to a prospective applicant’s repair request.

An application received by D&K Property Management will be considered an acceptance of the property “AS IS”.

1: Applicants must verify gross monthly income equal to, or greater than, three (3) times the monthly rental rate. The combined gross income of married couples will be considered to meet the income requirement. Married couples must present proof they are married, such as a copy of marriage license or two (2) photo ID's showing same last name (such as driver's license). Only two (2) adults , who are not related, are permitted to live in a property, unless the property Owner gives permission for exception. The incomes of unmarried singles will NOT be combined, meaning each applicant must have verifiable gross monthly income equal to, or greater than three (3) times the monthly rental rate.

2: Each applicant must submit a valid social security number, photo of social security card and a photo ID such as a driver's license, passport or government issued photo ID card.

3: All adults eighteen (18) years of age or older are required to be listed as a lessee, must submit an application, must pay application fee and be held financially responsible for all terms of the lease.

4: Applicants must have satisfactory or better tenancies with all past landlords. Past landlord reports of non-payment of rent, late payments, noise and disturbance complaints, illegal activities, damaging or failing to leave unit clean are stand alone grounds for denial of an application.

5: Applicants must have given their present landlord the required notice, stated in their Residential Rental Contract, of their intentions to vacate.

6: Felony convictions within the past seven (7) years are stand alone grounds for denial of an application. Past or present "sex offender" registration is stand alone grounds for denial.

7: Proof of good credit is required. Civil court records and credit reports must NOT contain judgments, eviction filings, collections, liens or bankruptcy in the past five (5) years. Unpaid collections and judgments are considered bad credit. A Credit Score of 545 or below is considered stand alone grounds for denial. Having more than five (5) Delinquent, Collections or Charge Off accounts are grounds for denial. The amount of the Security Deposit required depends on the following credit scores: 575 and under (Automatic Double Security Deposit), 576-650 (1 1/2 month Security Deposit) and 651 and above (1 month Security Deposit)_

8: Increased security deposit amounts and/or co-signer may be required if potential tenant has no credit history, no rental history or low credit score. 

9: D&K Property Management always requires a minimum of one (1) month's rent, plus security deposit and any other fees (such as pet fees) be paid in full prior to receiving keys. 

10: If pets are permitted, a non-refundable pet fee will be required as directed by the property Owner. Normal pet fee is $500.00 for one (1) pet and $100.00 for each additional pet. The property Owner has the right to refuse certain types of pets and may have restrictions on the size of the pet. No dangerous dog breeds, or their mixes, are permitted. 11: Applications normally take 5-7 buisness days to process but could take longer if we are waiting for landlord verification. Historically, time to process an application, is greatly affected by lack of employers and current and former landlords to respond timely or not receiving all information, ID's and paystubs from the prospect applying for one of our rental units. It is important you provide D&K Property Management with correct contact information for employers and landlords.

12: Tenants will be required to sign up for our "Tenant Benefits Package" which includes the following:

"D&K PROPERTY MANAGEMENT CONTRACTS WITH AN INDEPENDENT AGENCY TO SCREEN POTENTIAL TENANT APPLICATIONS. THIS AGENCY PROVIDES D&K PROPERTY MANAGEMENT & REAL ESTATE, LLC A REPORT OF APPROVAL OR REJECTION OF THE POTENTIAL TENANT'S APPLICATION. POTENTIAL TENANTS SCREENING REPORT IS CONSIDERED CONFIDENTIAL AND FOR D&K PROPERTY MANAGEMENT & REAL ESTATE, LLC USE ONLY. THIS REPORT WILL NOT BE PROVIDED TO APPLICANTS. IF YOUR APPLICATION IS REJECTED, YOU WILL RECEIVE A WRITTEN NOTICE (BY MAIL OR EMAIL) OF REJECTION. THIS NOTICE WILL PROVIDE CONTACT INFORMATION OF THE AGENCY PROVIDING THE REPORT."
