When are my monies due after I have Signed my Residential Rental Contract?
Usually all monies owed (Security Deposit and 1st Month Rent) are paid prior to you signing your Residental Rental Contract. Should you be allowed to pay the first month's rent before your move in date and after signing your Residential Contract, then you will be required to pay the 1st month's rent no later than five to seven (5-7) Business Days prior to your move-in date. PLEASE NOTE: If the home has been taken off the market for three (3) days or more, there will be a damage fee to the property owner of $200.00. We will not release keys until all monies owed are paid in full.
Can I pay my 1st month's rent on my move-in date?
NO, all monies owed must be paid in advance and have cleared our banking system before keys are released.
How do I get my keys on my move-in date?
You will receive an email from our company the morning of your move-in date stating where your keys have been left at the rental property for you to get.
What is the amount of your pet fee?
Our pet fees are all non-refundable and are $350.00 for the 1st pet and $100.00 for each additional pet.
Do you allow any type of breed of dogs?
No, we do not allow any full blooded or mixed dogs that are listed as dangerous breeds by most Insurance companies. Dangerous breeds include: Akita, Alaskan malamute, American pit bull terrier, American Staffordshire terrier, Caucasian shepherd, Chow chow, Doberman pinscher, German shepherd, Great Dane, Pit bull, Presa Canario, Rottweiler, Siberian husky, Staffordshire bull terrier, Wolf hybrid. Pet verification requires a $25.00 charge.
Am I required to have renters insurance?
Tenants Renters Insurance is covered by the Tenant Benefit Package.
Can I pay my rent online?
You can pay your rent online by logging in to your tenant portal. You can also have your account automatically drafted through your Tenant Web Portal.
Can I set up my rent to be drafted each month?
Yes. We provide this as a free service. You may set up auto draft through your Tenant Web Portal.
When is my rent due?
Rent is due on or before the 1st of each month. If your rent is paid later than midnight on the 5th then it is considered late.
How much is my late fee?
Late fees are 5% of your monthly rent.
When is my rent considered late?
Rent is considered late if it is received after midnight on the 1st.
What repairs and maintenance am I responsible for?
As a tenant, you are responsible for keeping the property in good condition, including lawn maintenance and air filters. Residents are held financially responsible for damage caused by negligent misuse of systems or poor housekeeping.
What is considered a work order emergency?
Fire, excessive water leaks, and heating outages in extremely cold weather. PLEASE REMEMBER, A/C IS NOT CONSIDERED AN EMERGENCY. Emergency line: 704-209-1424.
How do I make a maintenance request?
ALL WORK ORDERS MUST BE SUBMITTED THROUGH YOUR TENANT WEB PORTAL. Click here for a quick instructional video on how to do this.
Can I paint my property and make other alterations?
Alterations like painting or satellite dish installation require owner approval in advance. Email our office to make a request.
When is eviction filed?
Rent is due on the 1st of each month. Evictions are filed on the 2nd of each month.
How can I renew my lease?
We send out lease renewals, via email, 45-60 days prior to your lease end date.
When will I receive my security deposit refund?
Security deposits are processed within 30-60 days of your lease expiring and after keys are returned.
How do I request a tenant portal login and password?
Portal access is for active tenants only. Our office will email instructions once you become an active tenant.
If I move out before my lease expires do I still have to pay rent?
We do not offer early termination. You will be responsible for the full term of your lease.
What is the move out process?
D&K must receive a 30 day written notice before the end of the current lease month and day with your intention to move out. All utilities must be paid, belongings removed, and property cleaned before turning in keys.
Do I have to give a written notice before I move out?
Yes, you must give a written notice 30 days prior to moving out.
Can I change the locks?
Permission is required in advance. A copy of the new key must be mailed to our office within 24 hours.
