⚠️ Critical Notice Before Applying
- Viewing Required: We require a property to be viewed and inspected thoroughly prior to the acceptance of an application. Applications are accepted "AS IS".
- No Long Holds: We do not hold properties for more than 2-3 weeks.
- 24-48 Hour Deadline: All monies owed (Security Deposit, 1 full month's rent, Tenant Benefit Package, and pet fees) must be paid within 24-48 hours upon application approval.
- Non-Refundable Fees: All application fees are NON-REFUNDABLE. Before applying, please check to ensure the property does not already have a pending application.
- Binder's Fee: If you are approved, pay the security deposit, and the home is taken off the market for three (3) days or more, a $200.00 binder's fee will be withheld from your deposit if you back out.
Application & Pet Fees
We only accept Credit/Debit card payments for Online Applications.

* Anyone 18 years of age and older must fill out a separate, individual application unless they are a spouse.
Property Repair Requests
If you request repairs, alterations, painting, or specific cleaning as a condition of accepting the property, you must submit this request in writing to D&K Property Management.
Because we manage properties on behalf of owners, your request must be submitted to the owner for approval or denial. Please note:
- We will provide the owner's response and agreement timeline to you in writing.
- We cannot guarantee a timely response from the owner.
- We WILL NOT hold properties from other applicants while waiting for an owner's response to your repair requests.
Guidelines & Requirements
Please read the following criteria fully before applying:
- Income Requirement: Applicants must verify gross monthly income equal to or greater than three (3) times the monthly rental rate. Unmarried singles' incomes will NOT be combined (each must qualify individually). Married couples may combine income (proof of marriage required). Maximum of 2 unrelated adults per property unless the owner permits an exception.
- Identification: Must provide a valid Social Security Number (SSN) or Tax ITIN number, a photo of your SSN card, and a government-issued photo ID (Driver's License, Passport, etc.).
- Adult Occupants: All adults 18 or older must be listed as a lessee, submit an application, pay the fee, and undergo background checks.
- Rental History: Must have at least two (2) years of verifiable rental history with satisfactory tenancies. Reports of non-payment, late payments, noise complaints, illegal activities, or property damage are grounds for automatic denial.
- Intent to Vacate: Applicants must have given their present landlord proper notice to vacate according to their current contract.
- Criminal Background: Felony convictions within the past seven (7) years or past/present "sex offender" registration are standalone grounds for denial.
- Credit & Civil Records: Reports must not contain judgments, eviction filings, collections, liens, or bankruptcies within the past five (5) years.
Automatic Denial Credit score of 550 or below; OR more than 5 delinquent/collection accounts; OR owing money to utility companies or previous landlords.
Security Deposit Matrix:
Credit Score Required Deposit 651 and above 1 Month's Rent 576 – 650 1.5 Month's Rent 575 and under Double Security Deposit (If not denied) - No Credit/Rental History: If you have no credit/rental history or a low credit score, an increased security deposit and/or a co-signer may be required. If you have no verifiable rental history, you will automatically be subject to a double security deposit.
- Move-In Funds: A minimum of one (1) full month's rent, plus the security deposit and any applicable pet fees, must be paid in full prior to receiving keys.
- Pet Policy: If pets are permitted by the owner, a non-refundable pet fee applies. Normal fees are $350.00 for the first pet and $100.00 for each additional pet. No dangerous dog breeds or their mixes are permitted. Complete documentation and screening are required. See our FAQ page for details.
- Processing Time: Applications normally take 5-7 business days to process. Delays are usually caused by slow responses from employers/landlords or missing paperwork (IDs, paystubs) from the applicant.
- Tenant Benefits Package: Tenants will be required to sign up for our "Tenant Benefits Package" listed under the dedicated tab on our website.
Additional Policy Information
- Application Expiration: All applications expire after 30 days, whether you are approved or not.
- Screening Privacy: We contract with an independent agency to screen applications. The resulting report is confidential and for D&K Property Management use only; copies will not be provided to applicants. If rejected, you will receive a written notice (mail/email) containing the screening agency's contact information.
